Welcome to The Overlook, your perfect home away from home in the Galena Territory.
This contemporary three-bedroom, two-and-a-half-bathroom home is just a short drive to the Owner's Club and 7 miles to Downtown Galena, making it a prime resort location. The upper level boasts an open floor plan with a spacious and bright kitchen dining room, a lovely screened porch, and a deck overlooking the peaceful backyard. The living room features a gorgeous picture window that brings the outdoor scene inside, while the lower level has a family room with a foosball table, Pac-Man, and a sauna for your enjoyment. The primary bedroom is located on the main level with soaring ceilings, a king bed, and a desk, along with a large primary bathroom. On the lower level are two additional bedrooms, one with a king bed and one with a queen, and a pullout sofa in the family room. Step outside and enjoy the wonderful firepit under the dark skies of the Galena Territory.
The Galena Territory is a Certified Dark Sky Community, so don't forget to bring your telescope or your favorite stargazing app to explore the night sky.
This home is dog-friendly and allows up to 2 dogs, with a non-refundable fee of $150. Six access cards are provided for use of the Owner's Club amenities, including indoor and outdoor swimming pools, basketball, pickleball, and tennis courts, Lake Galena, and the Marina.
Additional guest passes may be purchased at the Owners Club.
Please note that all COVID-19 related restrictions have been lifted for the Owner's Club amenities, with a few exceptions. Reservations cannot be guaranteed, and there are no discounts or refunds if the Owner's Club amenities are not available. If this property is not available on your preferred dates, please check with us on availability at our other Galena Territory properties.

How many guests can Arbor View accommodate?
Arbor View sleeps up to 10 guests across four king bedrooms and a lower-level sleeper sofa.
Does Arbor View have enough bathrooms for a group?
Yes. Every bedroom at Arbor View has its own private bathroom. Three bathrooms are en-suite — located directly within the bedroom. The fourth is a dedicated private bath located directly adjacent to the room. No bathroom is shared between any two bedrooms.
Is there a hot tub at Arbor View?
Yes. Arbor View has a private hot tub that is available year-round.
Does Arbor View have a pool?
Arbor View does not have a private pool on-site. However, every stay includes six Galena Territory Owners Club access cards, which provide access to both indoor and outdoor pools at the Owners Club recreation complex — available year-round.
Can I bring my dog to Arbor View?
Arbor View accepts up to two dogs, but only hypoallergenic breeds are permitted. There is a $150 fee per dog. Guests must disclose the breed and size of each dog at the time of booking. Dogs are allowed on the main level of the home only and are not permitted on the lower level. No other pets are allowed.
What does the GTA Owners Club access include?
Every Arbor View stay includes six Galena Territory Owners Club access cards. These provide access to:
• Year-round indoor and outdoor pools
• A fully equipped fitness center
• Pickleball courts and tennis courts
• 31 miles of hiking and walking trails throughout The Galena Territory
• Lake Galena — where guests can rent pontoons, kayaks, and fishing boats

How far is Arbor View from Eagle Ridge golf?
Eagle Ridge Resort and Spa is approximately five minutes from Arbor View by car. Eagle Ridge has four championship golf courses: The North, The South, The East, and The General. Discounted golf passes are available exclusively for Arbor View guests — inquire at the time of booking. Stonedrift Spa is also located at Eagle Ridge.

What is The Galena Territory?
The Galena Territory is a 6,800-acre private recreational and residential community located in Jo Daviess County, Illinois, six miles east of historic Galena. It features Lake Galena, 31 miles of hiking and walking trails, a marina, a recreation complex with indoor and outdoor pools, an equestrian center, and is home to Eagle Ridge Resort and Spa.
How does check-in work at Arbor View?
Arbor View uses a smart lock for self check-in. Three days before your arrival date, you will receive a message with house information and arrival instructions. Your unique door code will be sent one day before arrival. Check-in is at 4:00 PM.
What are the check-in and checkout times?
Check-in is at 4:00 PM. Checkout is at 11:00 AM. Early check-in and late checkout may be available but can only be confirmed the day before arrival and are not guaranteed.
Is Arbor View available for direct booking?
Yes. Arbor View can be booked directly through The Collection Vacation Homes. Direct booking avoids third-party platform service fees.
What is the cancellation policy?
Arbor View has a non-flexible cancellation policy. We strongly recommend purchasing travel insurance at the time of booking. Travel insurance is available through Airbnb, VRBO, or directly through The Collection Vacation Homes.
What are the house rules at Arbor View?
The primary renter must be at least 25 years old and must be present for the full duration of the stay. A rental agreement and a photo of a government-issued ID are required within 48 hours of booking. Accurate guest count — including any dogs — must be provided at booking. Up to two hypoallergenic dogs are welcome with a $150/dog fee and prior disclosure of breed and size.
