🔓 To unlock: Enter your code on the touchscreen — the Home button and checkmark will flash to confirm
🔒 To lock from outside: Press the Lock icon on the touchscreen

✅ Confirmed entry: Flashing Home + checkmark = code accepted
❌ Wrong code: Flashing Lock + red X = try again
🔋 Low battery: Flashing red battery icon — let us know and we'll take care of it

💡 Outdoor lights off by midnight — HOA rules require all exterior lights to be turned off by 12:00 AM. Lights left on overnight may result in a $150 HOA fine passed on to the guest.
The Home
Layout Overview

This three-level townhome flows naturally between spaces. The main level features the open-concept kitchen, dining, and living room with a wood-burning fireplace. The upper level has a queen bedroom and full bath. The lower level has the third bedroom (queen + twin bunks), a second living area, washer/dryer, and full bath.

- Lower-level Bedroom: Queen bed + Twin Bunk Beds (sleeps up to 4)
All linens, pillows, and towels are provided.
Kitchen & Appliances

- Coffee: Standard drip coffee maker and a Keurig — bring your favorite pods or grounds.
- Stove/Oven: Electric range and oven.
- Dishwasher: Pods are under the sink.
- Microwave: Above the stove.
- Kitchen supplies: Standard cookware, utensils, plates, and glasses are provided.
Starter supplies (dish soap, paper towels, trash bags) are provided. Please bring your own groceries and specialty items.

- Smart TVs: Smart TVs with standard apps are available. Log into your own Netflix, Hulu, Disney+, etc. — no cable subscription is provided.
- Board games: Yahtzee and Scrabble are available for your enjoyment.

Fireplace

The living room features a wood-burning fireplace, available for use seasonally. Guests are responsible for bringing their own firewood — firewood is not provided.
🪵 Please never leave a fire unattended. Ensure it is fully extinguished before going to bed or leaving the property.

Washer and dryer are located on the lower level near the lower-level living room. Laundry detergent is provided.
Heating & Cooling
▼
- Air Conditioning: Controlled by the main thermostat in the living room. Please keep AC between 68°F–76°F and don't leave windows or doors open while it's running.
- Heat: Each level has its own baseboard thermostats — adjust as needed throughout your stay.
🌡️ At checkout, please turn all baseboard thermostats back to 55°F — there are several throughout the home, so check each level before you leave.
Trash & Recycling

Please bag all trash and take it to the dumpster in the parking lot — it's located inside the shed-like structure near the lot. Do not leave bags outside or in the home at checkout.

A gas grill is available for use during your stay. Please clean the grill after use so the next guest can enjoy it too. Outdoor furniture is provided for relaxing and dining outside.

Before You Leave
Checkout Checklist
- Dirty dishes loaded in dishwasher and cycle started
- All trash bagged and taken to the dumpster in the parking lot shed
- All interior and exterior lights and fans turned off
- Place all used towels in the laundry room on the lower level
- Main thermostat set to 55°F (winter/heat) or 80°F (summer/AC)
- All baseboard thermostats set to 55°F (check every level!)
- Grill cleaned if used
- Log out of any streaming accounts on the TVs
- All windows and doors closed and locked
